Grogan’s Bluff amenities include a clubhouse, swimming pool, lighted tennis courts, and professionally maintained common areas.

CLUBHOUSE
Please note that the clubhouse upper deck is currently closed due to structural issues, mainly externally, which include the structural integrity of the upper deck.
We received a report from a Certified Structural Engineer.
Their report stated the following:
- A main girder beam is hangered to a ledger joist at the concrete edge. From a purely structural perspective, the connection is concerning.
- Wood decks typically rot with age. When an underdeck is installed with limited airflow, the rot accelerates. Life safety is a main concern.
- We would anticipate extensive issues. Typically decks require a complete teardown and rebuild to meet current code and life safety.
Due to these findings, the Board has decided to restrict the deck area until further notice. This is being done out of an abundance of caution and to protect/prevent anyone from being injured.
The clubhouse, which is adjacent to the pool and tennis courts, is available for use by all residents in good standing. The clubhouse interior includes one large room, a small storage room, bathroom and a kitchen equipped with a full-size refrigerator. The basement provides men and women restrooms, and a large storage room used for pool furniture and supplies.
There is a $150 usage fee for reserving the clubhouse, and it must be reserved at least 24 hours in advance for any private events (e.g. birthday parties, anniversaries, graduation parties, etc.).

This agreement must be signed, dated, and returned to the Social Committee Chairperson.
SWIMMING POOL
The swimming pool is open to residents during the designated swim season. The pool may be accessed from sunrise until sunset during the season beginning before the Memorial Day weekend in May and typically ending following the Labor Day weekend in September.
There is No Lifeguard on duty.
No persons under the age of 18 are allowed in the pool area unless they are accompanied by an adult. Members accessing the pool swim at their own risk. The pool and restrooms are kept locked with a combination code which is communicated to the residents and may be obtained from any Board member.
Please follow all posted signs when at the pool.
TENNIS
The tennis courts are available for use to all residents in good standing. We have three lighted tennis courts and participate in ALTA (Atlanta Lawn Tennis Association) and USTA (United States Tennis Association) associations. Residents are requested to use the sign-in sheet on the bulletin board near the courts to reserve them; these are available on a first-come-first-serve basis. During the playing season, ALTA and USTA teams have priority during their matches.
The tennis courts are available for play from sunrise until 11:00 p.m. Court gates and restrooms are kept locked with a combination code which is changed periodically and may be obtained from any Board member.
