Closing Letter Request
If you are a realtor/title company needing a status letter for a closing, please use the form below to request a closing letter or Governing Documents. 

The HOA Board is comprised of homeowners who volunteer their time and are not available all hours of the day and night.  The HOA Board will typically respond to status letter requests within 72 hours.

Step 1: Register for Web Access
We utilize this website to communicate with our homeowners, so having a user account and keeping your contact information updated is very important.  Additionally, invoices for dues and assessments, amenity reservations, covenants, controls & restrictions documents, meeting minutes and other important updates are managed through this website.  All formal requests, such as a request to modify your home or a request to report a violation in the neighborhood are sent through the "Action Requests" section of this website.  
 
If you do not have a log in account, utilize the Register Link to request your access today.  After selecting "Web Membership", you will be prompted to enter a registration code.  Please enter "welcome".  Note that the registration code is case sensitive, so please use all lower case.  You will then be prompted to enter some basic information about yourself.  Once you have an account set up and approved, you will be able to create access for additional family members.  
 
You will receive an approval email with your log in credentials within 48 hours.  You will not be able to log in until we have approved your request.  Once you receive an approval email containing your user name and password, you will be able to log in and change your password.
Step 3: Introduce yourself to your neighbors!
By now, you have received your website log in credentials and are able to log into our website.  Take a minute to introduce yourself, your family and your pets to the neighborhood using our User Announcements feature.  We are a very social neighborhood and look forward to meeting your personally.

Step 4: Turn On Electric Service
Georgia Power provides electric service to the neighborhood.  
 
 
Step 5: Request your Natural Gas Service
Atlanta Gas Light operates and maintains the infrastructure that delivers the gas to customers of certified natural gas marketers. To report a gas leak, call their emergency number at 1-877-427-4321.
 
To establish natural gas service, shop the marketeers approved by the Georgia Public Service Commission. You will find that each company has varying rates and many offer special sign-up deals, so compare and select a provider that is right for you:

Step 6: Request Garbage & Recycling Service
Homeowners must set up their own garbage and recycling services. Back door service is required for all homes in Grogan's Bluff. You must request this when you set your account up with the service provider. Garbage cans are not to be brought to the street for collection and must remain out of view from the street. The service provider will pick up the waste from your property where they are stored. Cans are to be kept near your garage, out of sight from the street. Recycling cans should be brought to the curb for collection on the evening before collection and must be returned to a storage location out of sight from the street the same day as collection. 
 
Our preferred service provider is Seegreen Services.  They provide service on Thursdays.  
 
They provide back door (valet service) to our homeowners.  This means you will leave your waste container at your garage door, or to the back of your driveway.  They will bring the container to the street, empty it and return it where it was found.
 
They will provide up to 2 large waste bins and 1 recycling bins to each home.
 
Please contact Seegreen Services to set up "Valet Service", which is required in the neighborhood and order your recycling services if desired.

Step 7: Familiarize Yourself With Our Covenants, Controls & Restrictions
Understanding what is allowed and is not allowed within the neighborhood is a very important step in the move in process.
 
Please take a moment to familiarize yourself with our Covenants (state-registered rules of the neighborhood which are attached to every property deed), Controls (also known as Bylaws, these are the rules of governance of the requirements) and Restrictions (these are guidelines set forth by the HOA Board of directors and must be followed by all homeowners).
 
Remember that any and all changes to your yard or home on the street-facing or sides must be approved by the architectural controls committee. Requests can be submitted for approval using the Home Modification Action Request form.

In the Know: Walking in Gogan's Bluff
The hills and winding roads of our beautiful neighborhood add to it's charm and are great for walking, jogging and walking our fur-babies, however they also create blind spots for vehicles on the streets.  Please use extreme caution, especially when out at night to ensure that vehicles on the roadway can see you. 
  • Always walk facing traffic as close to the side of the road as possible. 
  • Use a short leash for your pets. 
  • Wear bright colored clothing during the day / reflective clothing after dark. 
  • Don't blast your music loud, and turn on transparency on your headset so that you can hear what's going on around you. 
  • Put your phone away and be aware of your surroundings.
