Rental Restrictions

 
New rental restrictions now in effect for Grogan’s Bluff
 
Renting or leasing a home in Grogan’s Bluff is permitted subject to the following restrictions:
 
1.    A proposed lease must be provided to the GBHA Board of Directors for approval as to form and content not less than ten (10) days prior to the execution of the lease.  A copy of the executed lease shall be provided to the GBHA Board of Directors prior to occupancy;
2.    The lease term shall be no less than six months in duration;
3.     Homes shall be leased only to a single individual or family consisting of a married or committed couple. No one other than the lessee and the lessee’s immediate family members shall reside in the home. Documentation of compliance with this provision shall be provided to the GBHA Board of Directors upon request. A list of all occupants shall be provided to the GBHA Board of Directors and updated as necessary;
4.     The lease shall require the lessees to comply with all neighborhood rules and regulations including, but not limited to, Grogan’s Bluff Declaration of Covenants, Conditions and Restrictions, a copy of which will be provided to the lessee by the homeowner and attached as an addendum to the  lease;
5.     The lease shall provide that lessees and homeowners will be jointly and severally liable for all fines and sanctions resulting from violations and the rules and regulations. Homeowners will remain responsible for violations of the rules and regulations by their tenants;
6.     Homeowners will remain responsible for payment of GBHA dues and assessments;
7.     Homeowners will provide current contact information including a forwarding address and telephone numbers for purposes of providing all notices required by the Grogan’s Bluff Declaration of Covenants, Conditions and Restrictions and will update said contact information as necessary;
8.     No more than ten (10) homes in Grogan’s Bluff may be under lease at any time. A waiting list will be established when the maximum leasing percentage has been reached. A hardship exemption from this provision may be applied for, the granting of which shall be solely within the discretion of the GBHA Board of Directors;
9.     Subleasing will not be permitted;
10. If it is determined that a homeowner, renter or lessee, is in violation of any of the preceding restrictions, notice of same will be provided to the homeowner and renter or lessee. If, after 30 days of said notice, the violation continues, fines will be imposed upon the Homeowner at the rate of fifty ($50.00) dollars per day until such time as the violation abates.
